Send one organized list

List each repair by room and include clear photos. Typical requests include drywall patches, trim repairs, doors, fixture replacements and finish touchups. Grouping related tasks helps define an efficient scope.

Explain deadlines and access

For a sale or move, provide the target date and how access will be arranged. Share inspection items relevant to the requested work. An estimate depends on the actual repair scope and available scheduling.

Separate repairs from new requests

Ask which tasks are included, who supplies replacement items and how additional work will be approved. Photos can start the discussion, but concealed damage or compatibility issues may require an on-site review.

Common project questions

Can several small home repairs be combined in one project?

Send one organized list with photos and locations for each item. Combining the discussion helps establish which repairs fit the available scope and what materials or preparation are needed.

Can you review repairs listed in a home inspection?

Share the relevant repair items and photos for scope review. Inspection language may require clarification, and some items may need a specialist outside the proposed repair work.

What helps plan a punch-list project before a deadline?

Provide the requested completion date, property access details and a prioritized list. Scheduling and the final scope need to be confirmed before relying on a deadline.

What happens after you request a consultation?

Start with your name, email and project city. A detailed plan or finished material selection is not needed to make the first inquiry. If you have photos, text them to 417-827-6661 with your name and city.

  1. Explain the goal. Tell us what needs to change, what is not working and any timing or access constraints.
  2. Discuss the scope. We can clarify the work you are asking about and discuss whether further photos, measurements or a site visit are needed.
  3. Review your written estimate. Confirm the work, materials, preparation, cleanup and exclusions before approving the project. FFB collects 50% down, with the remainder due at job completion. Confirm your schedule and access arrangements with us before relying on a start date.

Changes and completion: If you want additional work or conditions change the scope, discuss the added work, price and schedule with us and obtain written approval before it proceeds. At completion, review the agreed work together and identify any remaining items.

Pre-sale and rental-turnover repair checklist

Preparing a home for listing or the next tenant? Build a room-by-room list before requesting an estimate. For properties in Branson, Branson West, Springfield and surrounding communities, this helps group related work and explain your deadline.

  • Walls and finishes: Note drywall damage, stained surfaces, loose trim and rooms needing paint. Identify the desired finish and whether an entire wall or room needs attention.
  • Doors and hardware: List doors that stick, damaged trim, missing handles and hardware that needs adjustment. Include photos showing the whole opening and the problem.
  • Floors: Record damaged or loose flooring, worn transitions and the rooms involved. Mention any known moisture issue rather than covering it with a cosmetic repair.
  • Kitchens and bathrooms: List damaged cabinets, loose accessories, deteriorated caulk and visible leaks. Flag active leaks promptly so the cause can be evaluated before finish work.
  • Exterior items: Photograph damaged trim, doors, siding and deck surfaces from a safe position. Separate appearance improvements from items needing closer evaluation.

Send one organized repair request

Include the property city, photos, your priority list, target listing or turnover date and access arrangements. If an agent or inspector has already identified items, share the relevant written list. Tell us who approves the scope and whether the home is occupied. A repair estimate is separate from a home inspection.

Ask the estimate to identify included preparation, materials, disposal and any exclusions. Before work starts, agree on how additional findings will be discussed. At completion, walk through the agreed list and record any remaining items.

Request a home-repair consultation or call 417-827-6661. Realtors and property managers can include several repair items in one request so related work can be reviewed together.
